5. Offers and Agreements
Offers are based on the property information provided and are non-binding until a written agreement is signed by both parties.
Any discrepancies or undisclosed issues discovered during due diligence may result in a revised or rescinded offer.
Once an offer is accepted and a contract is signed, the terms cannot be altered without mutual written consent.
6. Due Diligence and Closing
All transactions are subject to due diligence by Instant Land Sale or its representatives, including title searches, surveys, and property inspections.
The seller agrees to cooperate fully by providing necessary documentation and property access.
Closing timelines are estimates and may be adjusted at the sole discretion of Instant Land Sale without liability.
“Completion” is defined as the successful transfer of title and funds via escrow with no outstanding liabilities or disputes.
7. Payment Terms
Payments are made after the successful completion of the closing process and resolution of all legal and title requirements.
Any costs incurred due to undisclosed liens, encumbrances, or title disputes may be deducted from the payment amount or charged to the seller.
Sellers are responsible for resolving any pre-existing issues affecting the property before closing.
8. Seller Responsibilities

The seller agrees to reimburse Instant Land Sale for any costs incurred due to misrepresentation, including but not limited to legal fees, title clearance costs, or third-party evaluations.
The seller must grant reasonable access to the property for inspections and evaluations.
9. Non-Guarantee of Results
Instant Land Sale does not guarantee:
* The purchase of any property.
* A specific timeline for closing.
* A specific offer amount.
Offers are based on a proprietary valuation process and may not reflect fair market value.
10. Exclusive Selling Rights
By accepting an offer, the seller agrees not to solicit or accept other offers for the property for a period of 30 days unless explicitly agreed upon in writing.
11. Confidentiality Clause
All communications, offers, and due diligence findings are confidential and may not be shared with third parties without prior written consent from Instant Land Sale.
